Pebble Creek Companies is off and running with plans under way to build its first residential neighborhood, Vista Grande, 16 single-family homes on an Otay Ranch cul-de-sac.
“What really makes the project unique are the views,” said Gary Arnold, co-owner and developer of the project along with business partner Teri Smith of Pebble Creek Companies, an El Cajon-headquartered general contracting company.
Once completed, Arnold said half of the housing project’s lots will have “phenomenal views of the South Bay all the way from Tijuana to the ocean and the Coronado Islands.” Arnold noted Vista Grande is “one of the last single-family detached home sites” in an area characterized by multi-family development.
Both Smith and Arnold previously worked for McMillin Homes before forming Pebble Creek Companies. Arnold was senior vice president and Smith was the options manager. Arnold, executive vice president of Pebble Creek, said Vista Grande’s final map is currently being reviewed by the city of Chula Vista.
“We are elated to be embarking on our first wholly owned neighborhood and look forward to putting our combined 50 years of real estate development experience to work for Chula Vista home buyers,” said Teri Smith, Pebble Creek’s president/CEO.
“The project is not new to us, what’s new to us is that it’s our project,” said Arnold noting Vista Grande will be marketed with “vignettes of some of the homes for sale.” Arnold said sales and marketing for the project with a website, flags and signage will begin during construction.
“We believe there is quite a demand for this product,” said Arnold.
The Vista Grande homes will be sized from approximately 2,839 to 3,161 square feet and move-ins on the first eight homes are anticipated in late summer. Prices are anticipated to begin in the low $500,000s.
Vista Grande will boast Spanish, Spanish Colonial and Craftsman architectural styles with great rooms, large kitchen islands, generous porches and deck space. Located in the Village of Montecito in the Otay Ranch community, Vista Grande will be near Otay Ranch High School, Heritage Elementary School and numerous future parks.
Pebble Creek Companies was formed by Smith and Arnold, who have been involved in the design, construction and customer service of 500 to 2,000 homes a year over the past 30 years. In launching their own building firm they have compiled an elite team of employees, consultants and subcontractors that are committed to putting the customer first.
