Sky Ranch Hangers
Pebble Creek Companies has completed the site improvements on a 13-lot project in Imperial, California. The property is located adjacent to the Imperial County Airport and has a “thru-the-gate” permit. This agreement allows direct access to the Imperial County Airport. The .41-acre executive lots will allow hangars of 100’ X 100’ in size. The current business plan anticipates the sale or lease of lots, and/or build-to-suit of upscale crew quarters hangers such as those at Gillespie Field in El Cajon California. Pebble Creek Companies is in conversation with potential tenants to determine specific needs to further the build-to-suit option.
North Vulcan Avenue
Pebble Creek Companies in conjunction with DLS Investments has started a 12-unit project in Encinitas, California. The project consists of 4 floor plans of from 1,531 to 1,851 square feet in size with a trending farmhouse architectural style, wood siding, stone veneer and metal roofs. The project is one block off the Pacific Coast Highway on North Vulcan Avenue within walking distance of the beach and costal amenities. The project also features one affordable unit. Pebble Creek Companies is excited to form a new partnership with DLS Investments whose whose founder was a long-time friend and pillar in the San Diego Construction industry.
Completed Projects
Lighthouse Ridge
A project completed in the most trying times of the Covid epidemic where materials and labor were difficult to procure. Pebble Creek Companies built 10 executive homes in Carmel Valley, with an open airy design that blends the interior and outdoor spaces beautifully. Residences include three distinctive plans between 3,273 and 4,200 square feet with panoramic views of rolling hills, canyons, and surrounding neighborhood. Homes have 4 to 5 bedrooms and 4.5 to 5.5 baths. All homes were sold prior to start of construction, so customization occurred during the building process.
Riker Ranch
Pebble Creek Companies in partnership with Presidio Residential Capital has completed construction and sales of 20 single family residences known as Riker Ranch, in Lakeside California. The homes featured three floor plans, on single level at 2,800 square feet and two, two-story homes ranging from 2,836 to 3,009 square feet. The rural neighborhood project also featured RV parking on most lots and private streets. The last home sold in July of 2021.
West End
Pebble Creek Companies constructed 9 homes in University City. It was a 3.87 acre site at the end of Renault Way bordering Regents Road. The project consisted of nine single-family homes with two floor plans of 2,542 SF and 2,807 SF, and sold for over $1m each. The project was in conjunction with Alegria West End Properties.
River View Village
Many young families are seeking a strong family-oriented neighborhood that is centrally located. Pebble Creek Companies was the builder of that family-oriented neighborhood, constructing 16 single-family homes in Mission Gorge, CA. Construction was completed in two phases of 8 homes each. Home sales ranged from $760,000 to $945,000, with sizes ranging from 1,938 square feet to 2,496 square feet. Pebble Creek was partnered with Presidio Residential Capital on this project.
Custom Home in Rancho Santa Fe
Pebble Creek Companies constructed a 6,020 square foot home in Rancho Santa Fe, California. The design was a classic Craftsman-style designed by Architect Dale Combs, with all of the modern amenities including guest quarters and a sauna. It features a large motor court with a separate carriage garage. Pebble Creek Companies stopped construction on this home upon completion of the interior, the home is currently for sale with the ability for the buyer to complete the exterior as to their taste.
Herschel Street
Pebble Creek Companies constructed a 3 unit luxury condominium building in La Jolla, California. The project consists of three unique designs of 2,166, 2,319, and 2,658 square feet of 3 stories living with one level of underground parking. The units include amenities such as elevators and brick veneers. The small lot size created many challenges for construction. The homes sold for over 2 Million dollars each.
Afton Way
Pebble Creek Companies has completed 8 single family homes in Carlsbad, CA. The project has sweeping views of the surrounding mountains to the northeast and is located two miles away from the beach. There are four single-story homes and four two-story homes, ranging in size from ~3,000-3,800 square feet. All of the homes have a unique orientation on the lots to capture the views. One of the lots has a 500 square foot Casita to comply with the Affordable Housing Act. Presidio Residential Capital was Pebble Creek’s partner for this project. Sales prices were in the $1,500,000 range.
Vera Street
Another successfully completed projected in Solana Beach that consisted of 4 detached home enclave with a gated entrance. The units range in size from 2,264 square feet to 2,336 square feet. Extensive masonry wall building was required because of the site constraints. The architectural styles vary from Craftsmen to Spanish. Home sales are over 1 million dollars each.
Monterey Place
Pebble Creek Companies completed another single-family home subdivision in Chula Vista. The project is in partnership with the Douglas Wilson Companies who purchased a church and day care which was demolished to make way for 23 homes on a cul-de-sac with an ocean view for a few homes. The two floor plans are 1708 and 1973 square feet in size and feature the Spanish and Craftsman style architecture. The project was built in three phases and completed in August of 2017.
Solana Beach Custom
One of San Diego’s best known architects asked Pebble Creek Companies to construct his personal residence. It is a 1,998 square foot ultra-modern design that sits overlooking the Pacific Ocean. The home features European cabinets, cast in place fireplace, Cantina doors, roof deck and one of a kind art work. This will no doubt become one of San Diego’s landmark homes.
La Mesita Place
Apartments are in high demand; therefore Pebble Creek Companies is helping to solve the problem. We have completed a 13 unit project in La Mesa consisting of 5 duplex and 1 triplex buildings. The project was designed on two lots with existing homes that Pebble Creek Companies demolished and installed streets and infrastructure. The 1,636 square foot units were completed in the summer of 2017.
Muirlands Vista Way
This is an incredible remodel in the Muirlands area of La Jolla, California. Pebble Creek Companies was hired to design and remodel a 2,869 square foot home into a luxury home of 6,850 square feet. The million dollar remodel created a one of a kind home with many custom features including theater room, wine cellar, pool and spa with an ocean view.
Vista Grande at Otay Ranch
Pebble Creek purchased a 16 lot single-family home project with an approved tentative map in Chula Vista, California. The project is located in the Otay Ranch development and has dramatic views of Chula Vista, Tijuana and the Pacific Ocean. The project was constructed in two phases of 8 homes each, consisting of three plans from 2,521 square feet to 3,161 square feet. Sales started in February 2015 and the last home sold in November of 2015. The project included constructing a cul-de-sac street and a 200,000 square foot landscaped slope that was dedicated to the City to include in the CFD. Paseo La Jolla
Paseo La Jolla is a 24-unit condominium located in the heart of La Jolla, California. It started with its share of challenges, and then picked up more at every turn: Native American artifacts, street work moratoriums, structural complexities, building-access issues, underground parking on a tight site, and budget constraints. Despite the difficulties, the project was a success. Units ranged from 1,021 to 1,643 square feet. Several sold for over $1.0 million with amenities such as gourmet kitchen appliances, stainless-steel wire stair rail, and roof-top decks.
Carlsbad Customs
Pebble Creek constructed two homes in Carlsbad, California for an investor in 2013. The homes of 3,075 and 3,566 square feet sold for over $700,000. One was sold prior to completion and was tailored to the buyer’s requests.
Mesa del Sol
Mesa del Sol is a 36-lot single-family home project built on a rock pile in La Mesa, California. The project is located on a hilltop with 360-degree views of the Pacific Ocean, downtown San Diego and El Capitan Mountain. Pebble Creek completed the infrastructure of sewer, water, dry utilities and streets. Most of the homes are three-story split-level, with some requiring retaining walls. Sizes ranged from 2,377 to 2,530 square feet. Prices started at over $500,000. Development and construction of this challenging project took two years.
Gordons Well
Pebble Creek has completed a commercial storage facility at Gordon’s Well RV Park in Imperial Valley. The air-conditioned 2,880 square-foot metal building was constructed on a concrete slab and is used for storage. Pebble Creek worked with engineers to design and permit the building through the County of Imperial.
Panorama Ridge
Panorama Ridge is a 26-unit community of luxurious homes in Oceanside, California. The homes ranged from 2,599 to 3,341 square feet, with three to five bedrooms and two to four baths. Home prices started in the high $400,000s. Construction was done in four phases and took less than 18 months to construct and move all homeowners in.
Ocean Heights
Ocean Heights was Pebble Creek’s first official project. Located in Oceanside, California, it consisted of renovating nine homes in a broken subdivision and construction of 18 more. The nine renovated homes sold in one day, and the 18 others were built and sold in less than one year.
